Terms and Conditions
Article 1 Length of stay:
This agreement is concluded for a a6> specified term and shall end on the expiry of the specified tenancy period.
It grants to the tenant under no conditions a23> condition the right to automatic renewal of the agreement.
During July and August is only rented out on a weekly basis , i.e. from Saturday to Saturday.
Longer periods are also possible, e.g. 1 month, subject to mutual agreement.
Arrival: between 3 pm and 5 pm.
Departure: between 10 and 11 am
Artikel 2 Contractvoorwaarden:
The booking becomes final within a period of 14 days following sending of the confirmation email the deposit of 30% of the total rental amount is payable. The deposit of €250 is paid upon check-in in cash or via Payconic. The payment of this deposit constitutes the agreement for both parties binding.
The agreement is entered into between both parties (the tenant and the landlord) and may under no circumstances, even in part, be transferred to third parties. Any breach of this clause shall result in the immediate termination of the agreement. The tenant in default shall have no right to claim a refund of the rent.
Article 3 Guarantee:
The security deposit is €250.
This amount will be refunded by the landlord upon check-out, following an inspection for any damage and the costs of restoring the holiday home to its original condition.
Electricity consumption will be deducted from the security deposit. If the damage caused exceeds €250, the tenant may be liable for the full amount.
In the event of lost keys or an access badge, €25 will be deducted from the security deposit.
Article 4 Payment schedule:
Upon booking: 30% of the total rental amount within the 14 days.
30 days before arrival: remaining 70% of the total rental amount.
Article 5 Collection and return of keys and badge:
We are always on hand to hand over your keys and badge when you check in.
Article 6: Consumption of electricity and pellets (electric heating and pellet stove)
Cost of electricity: 0.30 kWh
Cost of pellets: €4 per bag opened
Article 7 Cancellation by the tenant:
You can cancel free of charge up to 30 days before arrival.
You will be charged 50% of the total price if you cancel within 30 days of arrival.
If you do not show up, you will be charged the full price of the booking.
If you end your stay early, no refund will be given for the remaining days.
The amount will be retained by the landlord.
Article 8 Cancellation by the lessor:
The landlord transfers the full rent to the tenant.
Article 9 Use of the holiday home:
The tenant must respect the peaceful and quiet nature of the holiday accommodation and use the property, garden and surrounding area in accordance with their intended purpose.
Smoking is not permitted in the holiday home.
Article 10 Number of people:
The agreement is drawn up for a maximum of 6 people. If this maximum number is exceeded, the landlord is entitled to refuse to accommodate the additional guests.
Article 11 Pets:
Pets are not permitted.
Article 12 Parking:
The property has one designated private parking space close to the cottage, which is included in the rental price.
Additional parking can be hired for €2 per day
Article 13 Final cleaning:
The final clean costs €50
Article 14 Insurance:
The tenant is liable for any damage caused by themselves or by persons to whom they have granted access to the accommodation.
The tenant is advised to take out insurance to cover such risks.
Article 15 Complaints:
Please inspect the property on arrival and note down any issues.
Please also confirm these issues by telephone within 24 hours of your arrival.
No complaints will be accepted after this time.
In the event of serious complaints, please provide photographs and send a registered letter.
Article 16 Belgian law:
This agreement is governed by Belgian law.
The parties agree that any disputes shall be referred to the competent Belgian court.
